DESIGN
Building alteration and renovation services include concept design from Council Planning Consent to development documentation for Building Rules Consent.
In general, then concept drawings set for planning approval involves existing house and additional design coming together by ground and level plans, roof plan with storm water system, 4 elevations and 2 cross sections.
Documentation for development stage is a combination of structural engineering report and drawings, energy efficiency assessment, material specifications and architectural details
The land owner must provide the land title certificate and sign on the main application, demolition and power clearance form.
Cost of design services can be a lump sum or to be separated to each smaller design package. Normally in small alteration projects, the design contract ends after Council approval has been achieved; however if the client is happy to keep going to the construction administration phase then hourly rate contract will be applied.
CONSTRUCTION
Builder will be chosen either by the house owner or from our list via a quick tendering process. The builder will be the project manager directly to the client and indicate subcontractors. Engineering inspection and Council levy insurance will be organized by the main builder.
Building cost can be vary from internal material choice however different external material or design must be amended to Council. Hourly rate will be applied for administration and additional drawings.
